HOA Cloud

Compliance Shield is the Florida compliance layer: the statutory deadline engine, the compliant records website, records-request clocks, SIRS and milestone tracking, and the $14,000 guarantee — at a flat monthly price. The Platform is the full association operating system: everything in Shield plus resident portals, dues collection, complete accounting, violations, maintenance, vendors, meetings, and e-voting. Many boards start on Shield and upgrade.

If you use HOA Cloud, follow the system, and maintain compliant status in your dashboard but still receive a fine for a Chapter 718 or 720 violation the platform should have caught, HOA Cloud reimburses the fine — up to $14,000 per association per calendar year, per our Master Service Agreement. It's included with every plan at no extra cost.

The Platform is $195/month base plus a per-unit rate that tapers as you grow: $5.00 per unit for your first 150 units, $4.00 for units 151–300, and $3.00 above 300. For example: a 100-unit association is $695/month, a 120-unit association is $795/month, and a 300-unit association is $1,545/month. Annual billing takes 10% off.

ACH via Stripe Financial Connections. After signup, the board treasurer (or property manager) verifies a bank account once and the association's operating account is debited monthly. Month-to-month — no setup fee for standard onboarding, no long-term contract, cancel with 30 days' notice.

Residents can pay dues and assessments online. Standard payment-processing rates apply (passed through, not absorbed), plus a $1 per-transaction platform fee. Where a community allows it, that fee is disclosed to and paid by the resident as a convenience fee — never a surprise, and never on top of a hidden markup.

Portfolios of 10+ associations get portfolio pricing: $1.75 per door per month, charged to the management company, plus a $200/month Compliance Shield subscription for each association (which carries the $14,000 guarantee and stays with the association even if the management relationship changes). Migration is typically waived on full-portfolio commitments. Contact us and we'll price your exact portfolio.

Yes — free white-glove migration on the Platform plan, and bulk migration support for management-company portfolios. We support CSV imports for properties, units, residents, and vendors, plus document folder uploads with AI auto-categorization.
